1. Ask for a plan, not just a promise.
For a purchase, ask how the agent will turn your priorities into a search and help you compare properties. For a sale, ask how property condition, comparable sales and your timeline will inform pricing and presentation.
2. Look for evidence that matches your needs.
Ask about relevant work and request examples the agent has permission to discuss. A testimonial is useful context; ask what the agent actually did and how that experience applies to your situation. Results from one transaction do not guarantee another.
3. Set communication expectations.
Discuss how to reach the agent, how updates will be shared and who handles urgent questions. Agree on a process that works for you before the transaction becomes busy.
4. Ask how the agent researches local questions.
For schools, confirm assignments and program information with the district. For property use, utilities or planned changes, ask which official source or specialist can verify the answer. A knowledgeable guide should help you find reliable information and be candid about what needs checking.
5. Understand the working relationship.
Ask the agent to explain the proposed services, written agreement, compensation and any expenses you would be responsible for. Take time to read documents and get your questions answered before signing.
